Existing Conditions Assessment
To Brett:
I am following up on our recent site visit with Paul Young from Prime Construction on October 3, 2024 to
review the existing condition of the single family house at 119 Woodlawn Avenue in Saratoga Spri ngs. It is
my understanding that the intention is to structurally stabilize, and then renovate, the existing structure to
make the structure useable as a single family house once again. Currently, the interior of the structure has
been gutted down to the studs and framing. Based on our walk-around survey, I offer the following:
The existing single story, rear portion of the house is failing and is well beyond its useful life. The foundation
system for this portion has failed, or is non-existent at this point in some locations. There is significant rot
caused by water infiltration around the base of the wood stud walls and wood framed floor system. The log
rafters at the roof system are undersized based on current building code required snow loads. I recommend
that this portion of the structure be removed and replaced. This portion of the building could be replaced
with conventional methods using cast-in-place concrete foundations, wood framed floors and walls, and a
wood truss roof system.
In general, the two-story portion of the existing house appeared to be relatively sound. This portion of the
structure appears to be a good candidate for renovation. As we discussed on site, some structural
modifications will be required to make the house structurally stable and compliant with the loads required by
the current building code. These modifications would likely include:
• A new ridge beam to support the tops of the existing rafters
• Sister the existing rafters with 2x10 (minimum) framing to strengthen the rafters for snow load and
provide plenum space for insulation
• Replace window headers as necessary in load bearing walls.
• Replace, or reinforce, the existing timber beam which spans from the stair opening to the south side
of the house at the second floor framing level
• Level the first floor framing by jacking the existing rim / sill at the floor to foundation wall connection
• Add two additional dropped beam lines within the crawlspace to reduce the span of the existing
first floor joists by half
• Pour a cast-in-place reinforced concrete wall, approximately 8” thick, around the interior perimeter
of the existing rubble stone foundation wall to provide support for the rubble stone
• Provide new floor sheathing at both floor levels
• Provide new, insulated (Zip-R) wall sheathing around the perimeter of the house.
• Reframe the existing front porch to match the existing construction.
