Per the UDO, Article 13, I.: 9. Treatment of Major Building Elements a. Doors Existing historic doors and door openings must be retained and rehabilitated whenever possible. Restoration of historic openings is encouraged where previously altered. Where doorways must be altered to meet current building code and safety requirements, doors and entrance ways must be designed to respect the exterior architectural character of the building. b. Windows Existing historic windows and window openings must be retained and rehabilitated whenever possible. Restoration of historic openings is encouraged where previously altered. Per the Foundation’s letter dated June 26, 2024, it expressed concerns about the proposed changes to the fenestration of the primary façade. The Foundation is pleased that the recently proposed changes call for retaining the historic fenestration except for the addition of one window, which the Foundation does not object as well it is pleased with the proposed wood doors. The Foundation had concerns regarding the proposed PVC porch flooring. However, upon speaking with the project architect, that material is being changed to mahogany flooring. The Foundation understands that it may be necessary to make changes to the fenestration to accommodate the proposed residential units. However, it has concerns regarding the wholesale change in the window fenestration of the north and south façades. It appears that nearly all the window locations are being changed. The Foundation continues to oppose the wholesale replacement of the wood clapboard siding with cement siding that was previously approved. The Foundation does not object to the proposed roof replacement based on the information provided by the applicant. The Foundation appreciates the significant investment the owner is making to preserve this historic structure that contributes to the streetscape of Beekman Street.
