Proposed Scope of Exterior Work
The front portion of 60 Woodlawn Avenue is a two-story brick structure with an attic; the rear is
a previous wood-framed (possibly timber) addition. No new additions are planned by the new
owners. Exterior work includes only façade, hardscape and landscape modifications which will
enhance the architectural character of the building’s continued Office use. The existing front
stoop will be enlarged to allow for ADA clearances to the front door and clad in natural stone.
New walkways, landscaping and a wrought-iron look pole light with signboard will also be added
to the front area. The existing stucco repair will be removed to expose the original building’s
stone base.
The existing brick is worn and the mortar is in need of repointing. The miscellaneous repair
work and especially the added arch will benefit from paint or stain to blend new and old work.
We are researching the building science behind painting old brick and plan to follow the
specifications recommended by the manufacturer’s technical experts. Specs to be submitted to
DRB.
(Note, extensive landscaping work will be performed to the rear of the building in areas not
visible from the street)
West Elevation: All six existing arched brick masonry window openings will receive new
custom, arched, aluminum clad windows, replacing the existing poorly fitting vinyl replacement
windows. A new, custom-arched front entrance door will replace the existing front door in
another of the archways. A new curved brick parapet and arched opening will enhance the
access to the covered walkway to the entrances to the second floor Office spaces. A 14’-8” x 1’-
6” painted signboard will be placed over the front entrance and storefront.
North Elevation: The four existing vinyl-clad double-hung windows in existing openings will be
replaced with new arched, aluminum-clad windows. Two new, First Floor matching brick
masonry arched window openings will also be created for this elevation. No work will be
performed on the previous addition to the rear of the building.
South Elevation: The existing roof of the walkway will be replaced by a black metal roof. New
doors will be replaced in the existing masonry entrances in the walkway. The three existing vinyl
double hung windows will be replaced by new windows. Another DH window will be eliminated
in the former rear addition and a larger opening created.
(East Elevation: New, enlarged openings at the rear of the previous addition to the existing
building are not visible from the street, but are shown on the submitted drawings for context).

Exterior Finish Schedule
Brick: To be painted with Benjamin Moore “Swiss Coffee” OC-45, Color sample and Benjamin
Moore Technical Specifications to be submitted.
Windows: Black, aluminum-clad wood windows. (See attached sample specs).
Stone: Existing stone base at brick areas to be cleaned and exposed.
Siding: Existing viny cladding at East and South Elevations to be replaced by white fiber-cement
shingles. Existing vinyl siding at North Elevation is inaccessible and will remain. (See attached
Hardie specs.)
Shingle Roofs: Existing shingle roofs at 2-story areas to remain.
Metal Roof: Existing roof at covered walkway to be replaced with black painted aluminum
standing seam roof.
New Stoop and Steps: Bluestone landing with granite treads, Swiss Coffee painted brick risers
and stoop.
Light pole, Stair Handrail: Black painted steel or aluminum.
Landscape Pavers: Irregular full color bluestone slabs.
Shutters: Southern Shutter Company 1-1/4” thick paneled shutters, black.
Pole Light Heads: Sternberg State Heads, Post Top, black, 30.5 x 15.5.
Billboard Lighting: Steel Lighting, 9” Venice heads on gooseneck stems, black.
