Re: Opposition to Area Variance Request for 131 Middle Ave. Tax map-166.46-3-5-2
Dear Members of the Zoning Board of Appeals,
I am writing as the owner of the property located at 129 middle ave. to respectfully oppose
the requested area variance for the vacant parcel adjoining my home. This lot has
historically been unbuildable because it does not meet the zoning requirements for a
single-family residence. Approving such a variance would not only undermine the intent of
the zoning code but would also create direct negative impacts on my property.
The proposed variance would substantially reduce the separation between houses,
crowding the lot and impairing my ability to safely access and park in my driveway. This is
not a minor adjustment; it represents a substantial deviation from code that alters the
established character of the neighborhood. In addition, the applicant's hardship is self-
created, as the property was acquired with full knowledge of its nonconforming size.
Reasonable alternatives exist, such as acquiring additional land or pursuing other
conforming uses, without requiring a variance of this scale.
For these reasons, I urge the Board to deny the requested variance. Preserving the integrity
of the zoning ordinance protects not only my property but also the neighborhood as a
whole. Thankyou for your time and consideration of this matter.
