The ZBA, at the September 15, 2025, noted the requirement for a third parking space on the lot. The attached updated plot plan depicts (2) 2’ x 20’ paver parking strips to accommodate the required 3rd parking space. The other two spaces are within the garage of the carriage house. Revised Area Coverage Confirmation: Proposed Coverage: Existing House with Modified Carriage House= - 3,245.6 sq. ft. (+/-) = 46.4% > 40% max. allowed (6.4% variance req / 16 % relief) - Zoning Area Variance for coverage: 16%. Proposed Impermeable Area: - Existing House & Carriage House: 3,245 sq.ft. - Steps, sidewalk, driveway & strips: 605 sq.ft. - Total Impermeable Coverage: 3,845 > round up to 4,000 sq.ft. = 57.1% impermeable < 75% max allowed 2 Modified Driveway Width Variance: - Proposed Driveway Width: 20’-0 - Proposed Parking Strips: (2) at 2’-0 = 4’-0 - Total Driveway Width: 24’-0 - Allowable Driveway width = 25% of 50’ frontage = 12.5’ - Required Variance = 11.5’ variance = 92% relief - Previous Existing Condition: Entire alley frontage paved = 100% Thank you for your time and cooperation.
