Please take care when clicking links or opening attachments. When in doubt, contact IT. Julia, Upon inspection of the roof at 165 Phila st. I found there to be several types of roof material, Slate, EPDM, Architectural shingles and 3 Tab shingles. Typically Slate and Architectural shingles are not used over the same substrate as they are different types of roof systems. Slate does not require ventilation like an Architectural shingle roof system and currently the roof system is shared by both materials. This could raise several moisture and possible mold issues. The Slate sections of the roof are very much aged and the sliding down and missing tiles throughout the roof is due to the nails rusting out and no longer holding the tiles on. This is common among Slate roofs as the nails deteriorate much faster than the tiles and therefore lead to replacement of the roof. This also poses a major safety issue by repairing and not addressing the entire roof. Slate is a stone and is very heavy with sharp edges and poses a very significant and possibly deadly risk to occupants and passerby on city sidewalks. As I know Architectural shingles are not approved there are several other shingle options used in many historic districts and other areas that require a different aesthetic than that of regular shingles. These “Designer” shingles can give the historic and Victorian aesthetic the city is trying to preserve while providing a great Roof system and one that considers the safety of its residents. These “Designer” shingles also hold a Class 3 or 4 impact rating depending on brand and style and are much more cost effective for the homeowner while keeping with an historic aesthetic. For these reasons, I recommend replacement of the existing roof system at 165 Phila with an approved Designer shingle system that aligns with the city’s preservation goals while ensuring the safety and sustainability for the property and community.
