Comments As a resident on North Broadway, I take my ownership of a
Victorian house seriously. I understand my home is subject to
many improvement and repair rules to maintain the historic
integrity of the neighborhood, thus I am deeply disappointed
that this proposed condominium structure has seen the light of
day in this heavily-regulated area. The houses on this street
significantly contribute to Saratoga's special character which is
appreciated by the City's residents and tourists alike. The
proposed condo structure is a cold, hard slap in the face to

North Broadway's past and the present.
Firstly, the condos present as a large, generic box even with
the superficial nod to the porches of Saratoga. While these
porches may be an "improvement" to the first submitted
drawings, they offer little more than a cursory nod to the
neighborhood. (Also, it was my understanding that the DRB
asked for a substantial reworking of the building.) I am not sure
if the porches were added to soften the cubed lines of the
condos, but the porches are not in keeping with the box
structure to which they are attached, nor do they do serve the
historic porch aesthetic that enlivens North Broadway.
Secondly, the generic box structure with a color scheme of red
brick and industrial green contributes to the commercial
character of the building which suggests mixed use zoning, like
the new builds on South Broadway. In this neighborhood, it is
unsightly and not in keeping with the Victorian homes around
it.
Thirdly, the condos should be part of a cohesive whole and
architecturally complementary to the neighborhood's
character. As they stand now, the condos dominate the corner
plot because they are not set back enough, because
the garage is misplaced (should be on the alley) and because
the precedence on this street is for multi-family residences to
have the look of a single-family structure, not individual
residences.
Please take due care to add a complementary structure here.
