Nathan,
Please note that we prioritize requests from our members and access to our files is a benefit of
membership. Balzer & Tuck's membership expired in November 2023. I hope that Balzer & Tuck will
renew their support!
The carriage house is historic. The house at 24 Fifth Avenue was built in 1899. The carriage house
appears on the 1909 Sanborn Map. It is marked as a stable. The 1950 and later Sanborn Maps note that
the same structure is now used for automobiles. The 1900 Sanborn Map does not extend that far east. I
suspect that it was built at the same time as the house as the original property extended to Spring Street,
which today is Madison Avenue and in 1899 the main transportation used was horses not automobiles.
I do not have any other information readily available. I do not know when the carriage house subdivided
from the house and given its own address. More detailed review of the deeds, copies are in our files,
would indicate when it was subdivided and city directory research may shed some light on whether it
was used for anything else.
Sincerely,
Samantha

Thank you for taking the time to speak with me earlier.
Attached is an email from the Design Review Board requesting additional information regarding 24 Fifth Ave—
specifically the Carriage House. They’re seeking confirmation that the structure is historic and clarification of its
original use. It needs to be established not just how old the structure is, but what it was originally used for in order
to move forward with the special use permit.
For context, BTA worked with the client on a home renovation in 2021. During that time, a lot line adjustment
incorporated the Carriage House into the property. It was formerly 29 Tipton Lane, if that is helpful. I believe
Samantha may have been involved in that process.
Thanks again,
Nathan Violette
