HomeMy WebLinkAbout20250531 172 Caroline St Lot 2 Demolition and Construction Garage Summary 08072025 15 Talford Garage Structure This orphaned structure was formerly the garage/rental unit for 172 Caroline Street. Due to an approved subdivision, the garage is now part of our adjoining property (see plat plan). The new Caroline Street address has yet to be assigned. In addition to the base structure, a storage shed has been added to the rear(north) of the structure and a non-compliant entry staircase/platform to the non-compliant apartment on the west side of the structure. The overall condition of the garage is very poor and may be structurally unsound. (see photos) The 1-bedroom apartment over the garage is not legal and its removal has been required by the Planning Board… From the Zoning Board of Appeals approval… There is no record of this garage being a part of 172 Caroline Street or 15 Talford in the County database. Property contains friable asbestos Proximity to Talford St. contributes to parking congestion and thru traffic on a narrow street especially in the winter. Our proposal includes moving a new detached garage back from Talford Place that compliments the new home design. This will eliminate the property line violation and honor required setbacks. (see proposed structure placement). We feel the garage has been debased through the addition of the 1 bedroom/1 bath apartment, attached shed, and the placement of the structure. Arching over all these issues is the terrible condition of the property and therefore we are asking for permission to replace this structure.
