Julia,
At our first meeting with the ZBA on July 14, the Board made it clear that they were not open to granting
our variance request to locate the Powder Room on the second floor of the proposed garage. They
asked that we consider relocating it to the first floor, even if that meant increasing the requested variance
for maximum building coverage.
We spent the next week or so revising the design, which included making the garage almost 4’ longer
while reducing the depth by 12”. This allowed us to locate the Powder Room on the first floor as you
enter the building and reconfigure the staircase to a switchback stair, as opposed to the straight run stair
in the original design. At the ZBA meeting on July 28, the Board granted our variance request for
building coverage based on this new design.
Attached you will find a revised submission for the DRB to review. As part of the revised design, we
were able to replace the shed dormer on the north side of the roof with a gable dormer, which should
satisfy the Preservation Foundation’s concerns about the original design. We hope to be placed on the
agenda for the September 10 DRB meeting so that we can get this project back on track.
