Re: Park Place and Cottage Street Review Comments
Dear Amy,
We are in receipt of the project review comments provided by your office on July 7, 2025.
Pursuant to the written comments and our phone conversation on July 9, 2025, we offer the
following responses:
Comment: Final Floor Elevation (F.F.L)
• Possible elevations for storm water pump
Response:
The stormwater pump intake will be installed at Elevation + 296.05. The pumps are sized to
adequately convey runoff generated from the 25-year storm event. See the pump and
system curves below:
Comment: Proposed Trees
• Tree counts do not match site plan.
• Pyrus Calleryana – Bradford pear is not on approved species list
Response:
Tree counts and species have been updated on the most recent drawing set.
Comment: Proposed Lighting
• Lighting sits directly above storm water line. This will need to move.
Response:
The storm line has been relocated to avoid conflict with the light pole foundation.
Comment: Misprints, Mistakes, Additional details, and unnecessary items
• Include tree protection in ROW
• Missing detail c-2.10
• Retaining wall rebar is TBD and footing dimensions.. why?.
Response:
• Tree protection is not required within the ROW because the existing vegetation is proposed
to be removed.
• The “missing” detail was erroneous linework left on the plan from the survey. It has since
been corrected.
• At the site plan review stage, the final structural details of the retaining are not typically
designed until the project has been approved. At that point the retaining wall final design
will be included as part of the construction documents.
Comment: Drainage
• How does the drainage work for the entire site not just garage?
Response:
The parking court, interior half of the building roof, and access driveway will drain to the
stormwater pump station. The remaining potion of the building roof is designed to sheet
flow from the roof and into stone drip strips/infiltration trenches located along the east
and west exterior walls. The southern portion of the building roof is intended to drain into
the plant beds at the front of the building and will ultimately infiltrate within the plant beds
and lawn area. See the sketch below indicating the proposed drainage with directional
arrows:
Regarding the Water and Sewer Reports, we are requesting that the proposed design flows
and existing municipal infrastructure information be shown in the form of notes on
drawings. The overall design flows are relatively small (<2,000 gpd). As such, we feel the
water and sewer information can be accurately reflected on the review and construction
drawings. Please let us know if this is acceptable to the City.
