Summary of proposed action:
-Signage selections for exterior
-Lighting selections
-Addition of small awning over lobby entrance
-Extension of upper deck
Signage Selections (Garnett Signs)
-Removal of horizontal St. Charles (West side of building, facing Broadway)
-Replacement of three signs:
-Identical vertical signage on North and East sides of building (facing Broadway and Lincoln);
both replacing current signage
-Rectangular sign on South side of building (facing corner of Broadway and Lincoln);
replacing current signage
-All signage downlit with black, matte low-profile lighting

-Black awning w/ white trim
-76.5” wide x 24” tall x 42” deep
Current deck, post-reno (previous plan)
Proposed extension of deck, fully covering roof:
-Structural integrity assessed by Reveal Architecture, additional support added to beams
- Roof was completely deteriorated, had to be fully removed and replaced
-Black, matte metal railings to replace full upstairs area, and downstairs leading into basement for
consistency and safety
