Re: 1 Kaydeross Avenue West — extension of lot consolidation approval
Dear Susan:
Enclosed please find the following documents related to the submission of an application for an extension
of the lot line consolidation approval. Based on our earlier communication, I used the regular extension
application and simply added a line for "Lot Line Adjustment Application" as no application yet exists for this
relief.
1. Completed and executed application;
2. Copy of prior notice of decision; and
3. Check for extension fee in the sum of $400.
This extension is requested because the applicant does not yet own the property, and a condition of the
purchase and sale agreement was that the consolidation map could not be filed until such time as the
property changed hands. We anticipate that the closing will occur in September 2025.
Under separate cover, I have provided an electronic version of this application for dissemination and
publication on the city's website. Kindly advise if any further information would be of assistance to the board
in reviewing this submission. Please add this application to the next available Planning Board meeting
agenda. Thank you for your help and assistance in getting this matter before the Board.

NOTICE OF DECISION
IN THE MATTER OF THE LOT LINE ADJUSTMENT APPLICATION #20240346 OF
KAYDEROSS AVE. WEST LLC

Involving the premises with Tax Parcel ID nos. 191.-2-26 & 49, in the City of Saratoga Springs, on an
application for a lot line adjustment within the Gateway Commercial - Rural (GC-R) District with the
Planning Board who met on May 23, 2024 and made the following motions that passed by 5-0 vote (Ayes:
Marshall, McTygue, Morrison, King, Stellato):
Q Classification of Type II action - granting of individual setback and lot line variances and adjustments (c)(16)
In accordance with requirements set forth in the City's Unified Development Ordinance (UDO), the
Planning Board issued the following decision on May 23, 2024:
0 Approve the lot line adjustment as shown on lot consolidation map, dated April 4, 2024
The applicant is required to complete the following as per the City's UDO:
• Submit one (1) mylar and two (2) paper copies of the final approved adjusted plat for signature by the
Planning Board Chair.
• File the signed final adjusted plat (mylar) with the Saratoga County Clerk within sixty-two (62) days as
provided in Article 3, Section 32 of General City Law.
Approval of the final plat expires within one year after the resolution granting such approval unless all
requirements stated in such resolution have been certified and completed per Article 14 of the UDO.
