Re: SCPB Referral Review #25-100 - Site Plan Review - 20 Skyward Drive
A proposed 120,000 s.f. flex industrial building with office space on a vacant 1.24-acre parcel. The
development plan includes site improvements, stormwater management, public and private utility
services, parking and loading areas, and landscaping and site lighting. This is the third parcel of the
approved Munter subdivision of June 8, 2017.

Reviewed by the Saratoga County Planning Board on June 18, 2025.
Decision: Request for additional information
Comments: As part of the notice of decision from August 12, 2021 of the 2nd parcel on Skyward Drive
and conditions of that approval, “Per Saratoga County Planning Board recommendation, the applicant
shall submit a traffic evaluation of the cumulative trips in the area of the city/county intersection to
Saratoga County DPW as part of site plan review submission for future development of the last
lot/project on Skyward Drive.” Please provide this evaluation.
The Saratoga County Planning Board questioned the continued gravel surface instead of a paved surface
on the southern access point on Skyward Drive and how dust would be mitigated. There was not an
indication of any easement on the site plan provided for that gravel section that loops to the west to
another gravel drive. There is also another gravel driveway that leads down to the rail line in between
the parcel and Geyser Road that could create an additional conflict point.
Additional screening should be considered along the southern edge of the parcel.
