HomeMy WebLinkAbout20250587 63 Henning Rd Site Plan Narrative June 27, 2025 Ms. Susan Barden City of Saratoga Springs Planning Board 474 Broadway Saratoga Springs, New York 12866 RE: Rood & Riddle Expansion and Rehabilitation Dear Ms. Barden: Rood and RIddle is proposing to replace an existing barn with a new modern barn with specialized isolation stalls. The existing barn has a footprint of 4,886 sf and the new barn is 8,383 sf resulting in an increase of 3,497 sf. As part of this change a portion of the on-site parking spaces will be reconfigured and a new septic system installed to handle the new isolation stall drainage. As part of this application, we are requesting the application be considered for administrative site plan review. Per Article 13.5-C-2 of the Unified Development Ordinance Administrative Site Plan Review the following are the criteria for eligibility or Administrative Review. a. Nonresidential development over 600 sf but less that 4,000 sf. – this project is proposing a to increase the barn size by 3,497 sf. b. Change of use that increases an increase in intensity requiring more parking or a development that increases impervious surface by more than 600 sf. – this project does not have a change of use and does not require additional parking. c. Co-location of telecommunication facilities. – not applicable for this project. d. Parking for lot of less than 20 spaces. – not applicable for this project. e. Installation of bicycle parking spaces. – not included in this project. f. Parks/playground that do not need special use approval. – not part of this project. g. Minor modifications to existing site plan approval. – this is the section we are requesting the chair of the planning board to consider administrative review for a minor modification to the site plan.
