Precedence - The four examples given for precedence are Existing overbuilt MULTI-FAMILY properties at 61, 64, 68, 74 Phila aand examples of UNDESIRABLE improvements. The PROPOSED two level-two car garage would be the ONLY one in the neighborhood. The examples of two level garages pointed out by the architect at 26 and 30 Lafayette St are actually attics and not liveable spaces. They are much smaller in footprint and height. By reducing the proposed garage to a standard 400 sf single level garage, will reduce the garage building pad by 286 sf and the building program by 886 sf. The most recent and better example of PRECEDENCE is the adjacent property at 69 Phila St. The owners were able to improve the existing house and add a single level two car garage without exceeding Lot Coverage while meeting Mass and Scale of the single family residences in the neighborhood. They also have a beautiful grassy non-paved backyard. The Preservation Foundation did an excellent job restoring the exterior and we all want this property to be purchased. But eagerness to sell is NOT a reason to give this property Carte Blanche on improvements and disregard current ordinances. If approved, it will set a bad precedent for future development in the neighborhood. In closing - There is no viable reason to approve the requested application without reducing the program.
