Dear members of the Zoning Board,
As you had requested, we are offering “comps” of the surrounding area and if there would be any way to reduce the
size of the proposed sunroom.
As I had mentioned, the neighborhood is comprised of a variety of mixed lot sizes and various home sizes.
This adds to the interest and appeal of the neighborhood character. There are a variety of architectural styles and
none of the homes are identical. It is also the case that the lot properties vary significantly as well.
Most of the homes were constructed prior to any zoning regulations – and therefore do not comply with the
Current zoning regulations.
We have offered at least four examples of homes within the neighborhood that exceed the lot coverage requirement
of 28%. Although they are not the same size as the lot of the proposed application, they still provide documentation
that it is common to exceed the 28% lot coverage.
It is important to stress that the proposed sunroom design will not change the character of the neighborhood.
It is a small addition that will not negatively impact the neighbors in any way as it will not be visible from the street.
I also want to point out that the applicant would like to age in place in her home and this will offer space to do so.
Regarding the reduction in size:
In reviewing the proposed design, we can agree to reduce the overhang, thus reducing the overall size of the addition
from 162 sf to 150 sf. This will reduce lot coverage request to 32%.(instead of 32.3%)
The proposed addition is already small, and any further reduction would render it unusable.
