Ballston Avenue Elevation – originally the front of the house and is now the back.
The only façade change will be raising the windows on the 2nd floor higher to increase light and
solar gain into the house
South Elevation – adding more windows to this side to increase light and solar gain into the house
Spa Circle Elevation – this is now the front and main entrance to the house.
Connecting the two buildings with an entryway/foyer
North Elevation – only façade change is adding a 2nd egress window to first fl bedroom

Why we bought the house
•1860 estate house on a ½-acre lot
•~3500 SF footprint (house, garage, porches, patios)
•Passive house potential
•Urban Neighborhood (T-4)
•On a cul-de-sac
•Walkable to downtown, Spa Park and YMCA
•Boss badminton court
Our design goals
•Construct a logical entrance from
Spa Circle.
•Relocate the active rooms and
add more windows to the south
side & west sides to increase light &
solar gain into house.
•Locate the service rooms to the
northern side ie bathrooms,
laundry.
•Complete the garage &
apartment.
•Address the design and
construction flaws.
•Celebrate the few historic details
which still exist.
•Reuse/repurpose existing elements
of both structures wherever
feasible.
•Increase energy efficiency and
passive house energy elements.
