Olson Winter Summer 220 Ballston Av 246 Ballston Av Ballston Avenue neighbors Espey Manufacturing & Electronics Corp Why we bought the house •1860 estate house on a ½-acre lot •~3500 SF footprint (house, garage, porches, patios) •Passive house potential •Urban Neighborhood (T-4) •On a cul-de-sac •Walkable to downtown, Spa Park and YMCA •Boss badminton court Our design goals •Construct a logical entrance from Spa Circle. •Relocate the active rooms and add more windows to the south side & west sides to increase light & solar gain into house. •Locate the service rooms to the northern side ie bathrooms, laundry. •Complete the garage & apartment. •Address the design and construction flaws. •Celebrate the few historic details which still exist. •Reuse/repurpose existing elements of both structures wherever feasible. •Increase energy efficiency and passive house energy elements. FOYER PORCH THIS HOUSE HAS SO MUCH CHARACTER BUT THERE ARE THINGS WE NEED TO ADDRESS Incomplete renovation Exterior & windows in disrepair or shoddy construction Which door is it anyway? •House address was changed but no clear front entrance was created •Narrow three-foot passageway was left between the two buildings The garage roof is only 27 inches from this window of the main house(!) Misaligned garage façade Drip, drip, cascade Questionable design decisions Thank you for your time!
