Re: 7 Cotage Street applica�on for 6 Commercial Condominiums

I’m not sure the commitee forming the UDO in 2022 could have an�cipated this type of
conflict.
I am against this applica�on for many of the same reasons my neighbors are. The size, mass,
density, amount of manmade materials, and traffic involved with this structure. For this
comment I want to focus on the effect of this applica�on on 23 Park Place.
Imagine yourself purchasing a Civil War era single family home on a 50 x 100 lot. You spend
�me and money to bring the home up to excellent condi�on. A�er you purchase the home the
City adopts a new UDO. Now an applicant wishes to build a 6 unit Condominium Complex.
Somehow this code allows the commercial developer to take away your rights as a private
homeowner. They build an 80� long 40� high structure, TWELVE feet from your home. This
structure is ten feet taller than your chimney. Your home is overpowered. There are 6 windows
and a porch on the third floor of this structure looking down into your bedrooms. Your recently
remodeled kitchen will lose all morning sun due to the shadows from this structure. In the
winter the ice and snow will fall from 40feet above landing on or near your property.
The use of this home and maybe the value of this home will be greatly effected if this project is
built as proposed. I hardly think the writers of the code envisioned having the new developer
take away the rights of the exis�ng homeowner.
