Comments Dear DRB,
We'd like to have been at the meeting in-person, but we are out
of town on a long-planned family reunion.
We write concerning the proposed Park Place condominiums at
Park and Cottage St. While there may be some attractive
details and considerations in the project, its density and scale,

the lack of reasonable, real word useable on-site parking, and a
particularly stark windowless north facade are at issue. The
pertinent question is: is this building simply overbuilt or is it a
front runner in a ur-4 zone that will become consistently dense
in the future?
With the proximity to less dense ur-3 zones across the streets,
other new nearby construction of lower density, prevalence of
well-maintained historic homes in the block, nearby lower
density multi-family dwellings, consistent neighborhood
opposition for increased density, the current proposal is
inappropriate and needs to be reworked and reduced. The
zoning permits multi-family but with city board approval for this
very reason. A smaller scale single or multi-family would be
better suited for the site.
