Project Address Park Place at Cottage Street Comments I own and have lived at 35 Park Place for more than 40 years, and I agree with my neighbors: the condo building proposed for Park Place at Cottage Street is too big, tall and dense, and is out of character for the location. It was not unexpected that the new owners, who bought the property in 2022, would seek to subdivide the .9-acre lot and build something facing Park Place. However, the outsize structure they have proposed on .41-acre does not fit in on this street. I appreciate that the Planning Board looks beyond zoning compliance and drawings to review the project and site plan as a potential part of the Park Place neighborhood. The promise of trees lining Park Place as shown in their design is impossible, given the National Grid and other above-ground wires on our street. The massive project lacks the side and rear green space typical of the residential property on the street. At the other end of the same block, on Park Place at Regent Street, vociferous neighborhood objections several years ago contributed to the scaling back of development on that parcel. Similarly, the footprint, mass and design of this proposed Park Place and Cottage Street project needs to be rethought. A letter informing us about the May 8 meeting was not mailed until the end of April. We were on vacation and didn’t see the letter until out return, after the meeting.
