In my opinion the proposed three-story, six-unit structure is too massive and dense for the lot and does not fit the character of the neighborhood. When walking the Park Place street from its beginning at the Five Points corner to the Cottage Street corner, there is no structure remotely similar to the proposed structure on either side of the street: other than the retail at the Five Points Corner, the Park Place street consists of standalone structures that are one-family (or in some cases two-family) dwellings. The proposed six condos crammed next to each other in one structure is overwhelming compared to the existing dwellings. The Cottage Street is an even quieter street with almost no through-traffic. The proposed structure is turning it into a parking entrance for the condo complex since the only access to the six-unit parking (consisting of 11 or 17 parking spots based on the May 8, 2025 presentation at the Planning Board meeting) is from Cottage Street. The proposed structure does not improve the Park Place and Cottage Streets blocks; it changes the neighborhood for the worse. I respectfully ask that you do not approve this proposal.
