Dr. Robert Busch and Kathleen Busch 19 Washington Street, Apt. 361 Saratoga Springs, NY 12866 Re: Request for Alteration Application Number 002 Dated March 4, 2025 19 Washington St, Apt# 361, Saratoga Springs, NY 12866 (the "Unit") Dear Mr. & Mr.s Busch, The Board of Managers (the `Board") of The Residences at the Adelphi Hotel Condominium (the "Condo") has approved your Request for Alteration dated March 4, 2025, to install retractable balcony shades on the balcony of the Unit (the "Application No. 002'% which is conditionally approved subject to the following: I . You are responsible to procure any required municipal permits and approvals from the applicable governmental agencies. Please provide copies of any and all such approvals, or evidence that no municipal or governmental agency approval is required, to Madler(4EffectiveProoenvMemt com of Effective Property Management ("EPM') prior to any installation of balcony shades is commenced. 2. The installation of the retractable balcony shades must comply with the description of work and/or diagram included in Application No. 002. 3. The Board's conditional approval is based upon the information submitted with Application No. 002, which notes the retractable balcony shades will be installed by 46 Generation Awning Co LLC. Should you decide to switch contractors for the installation, then you must contact EPM before commencing such work and supply EPM with an updated Request for Alteration application. The updated application will be reviewed, and a new approval or denial letter will be issued- 4. You are responsible for the repair of any damages to the common areas and for any and all removal, reinstallation or maintenance expenses incurred by the Board to carry out its maintenance of the common areas as a result of the work completed pursuant to Application No. 002, which includes but is not limited to additional maintenance of the front and/or rear of the Unit, the building hallway, the exterior of the building, any railings, resulting from water damage, fire damage, and the ground itself. You, and any contractors used by you (if applicable), are urged to take the necessary precautions to prevent any damage to common areas during installation of the retractable balcony shades. 5. Please note that the Board reserves the right to inspect the work once completed by you or your contractors and reserves the right to demand any changes to same in the event i) the work differs from what is detailed in Application No. 002, ii) the work has caused or is causing on -going damage(s) to the common areas or building, and/or iii) any other reasons the Board deems necessary to carry out their functions as required by the Offering Plan. As a reminder, the Condominium Offering Plan states the following: THE RESIDENCES AT THE ADELPHI HOTEL CONDOMINIUM CIO Effective Property Management 200 Robbins Lane, Suite D1 Jericho, NY 11753 p P All alterations, additions, improvements and repairs by Unit Owners shall be made in compliance L with Law. + No Residential Unit Owner shall cause any nuisance on the Property, nor shall any use or practice be allowed by any Residential Unit Owner that either is a source of annoyance to other Unit .:� Owners or occupants or interferes with the peaceful possession or proper use of the Property the .' other Unit owners or occupants. Please be advised that you are solely responsible for any maintenance to your retractable balcony shades, as well as any maintenance to the common areas as a result of such shades as required with the conditional approval of this application. Please advise )PM when the work associated with this Application NO.002 is complete, as the Condo must conduct a final inspection.
