HomeMy WebLinkAbout20250332 154 Regent St Demolition and Construction Application April 28, 2025 Re: - 154 Regent Street City of Saratoga Springs, NY Design Review Commission Attn: Julia Destino Dear Julia and members of the Design Review Commission; I am submitting this application on behalf of Mary Grey and Jesse Roth as the Owner of Regent Street. The applicant is looking for the following approvals:  Remove the existing garage and construct a new garage.  Remove the rear shed roof addition on the existing house and construct a new entry/mudroom addition, bay window and a new rear porch. It is not clear on the exact date of construction for the current garage; however, it appears on a Sanborn Map as a storage shed. Prior to that, there is an indication of a large barn structure that existed. (reference attached maps) The existing garage is not compliant with current zoning setbacks and is in poor structural condition. Structurally, the rafters are undersized for current snow load requirements and the headers over the garage indicate sagging and disrepair. (Existing rafters are true 2 x 4 at +/-16” o.c.) The exterior stud walls and siding indicate visual evidence of rot due to moisture penetration. We request approval to remove the existing garage to construct a new garage that will comply to required setbacks and current building code and be historically appropriate and structurally safe. The applicant is also seeking approval to remove the existing rear addition that is not original to the structure and construct a more appropriate addition and porch. The existing addition does not have a proper foundation and was believed to be an exterior porch on a slab at one time.
