DRC Narrative

Dear City of Saratoga Springs Design Review Commission:
Engineering America Co. has been working with the Grossmans to renovate their #169
Union Ave. residence. In the past few years, the renovations have included removal of the
aluminum siding, restoration of the wood siding, repair and restoration of the front porch
and the addition of a new rear covered entry porch. The porch renovation has garnered
attention from the Saratoga Springs Preservation Foundation with an award given this year.
Currently, the Grossmans would like to renovate the entire three floors of their residence as
well as make a few exterior modifications. This narrative is intended to outline the proposed
renovations which will affect the exterior of the residence and therefore require review by
the City DRC. The proposed exterior renovations include:
1) New Roofing for the Main House: The existing roof is proposed to be replaced with
new GAF Architectural Shingles (black) with copper valleys. This same roofing may
be seen on the most recent rear porch addition.
2) New Roofing for Front Porch: The existing front porch roof to be replaced with
standing seam copper roofing.
3) �XTindow Modifications:
a. Front / South Elevation:
i. The third floor dormer window is proposed to be replaced with a
Marvin�XTood casement window of the same size, shape and grid
pattern as existing. The existing window is a single pane inswing
window that will swing over a tub and will result in an unsafe
condition.

b. Right / East Elevation:
i. A new Marvin 24"x 36"wood double hung window is proposed for
the relocated 1 St floor powder room and will be located under the
porch as noted in the plans and photo attached. �XTindow trim will
match existing.
11. The triple window with transoms that exist in the dining area are not
original to the house and were installed during a previous renovation
with previous Owners. �XTe are proposing to replace these windows
with Marvin�XTood double hung windows which would be full height
and more consistent with the main house; the top of the new double
hung windows will be at the top of the current transoms. The size of
the opening will not change. trim will be modified to match the
existing main house.
111. The inswing casement windows in the third floor gable are proposed
to be replaced with Marvin wood out-swing casement windows. The
new windows will be in the same size, shape and grid pattern as the
existing but will also provide the required egress for the third floor
bedroom.
iv. Existing aluminum storm windows are proposed to be removed

c. Rear / North Elevation:
i. The existing rear door is proposed to be replaced with a Marvin in-
swing wood atrium door.
11. The existing rear kitchen window (currently missing the bottom sash)
is proposed to be removed, framed in & sided to match the existing
house. A new 30" x 42" kitchen window is proposed to be installed
along the back wall over the kitchen sink (see plans).
111. The existing window in second floor Bedroom #4 is proposed to be
replaced with a Marvin�XTood casement window to match the same
size and opening as the existing window in order to meet egress
requirements. A faux meeting rail is proposed so that the window
will have the appearance of a double hung window.
iv. The existing window in the second floor hallway is proposed to be
replaced due to it's poor condition. Also, due to it's proximity to the
new window in the adjacent bedroom, replacing this window
provides consistency along the rear elevation.
v. The third floor gable end window is proposed to be replaced with a
Marvin wood casement in the same size and opening as the existing
window in order to meet egress requirements. A faux meeting rail is
proposed so that the window will have the appearance of a double
hung window.
d. Left / �XTest Elevation:
i. The existing stained-glass windows on the first floor (not original to
the house) are proposed to be removed, framed in& sided to match
the house.
11. Two of the narrow double hung windows with stained glass above,
on the first floor, are proposed to be removed, framed in& sided to
match the house.
111. The narrow window with stained glass in the angled wall on the first
floor is proposed to be replaced with a full height Marvin wood
double hung window that will fill the existing opening. The trim will
remain unchanged.
iv. A new Marvin 32"x 60"wood double hung window is proposed to
be installed in the new second floor bath as noted on the plans and
photo. The trim will match the existing house.

v. The existing west window in the 2nd floor rear bedroom #4 has a
modified lower sash that swings in. New Marvin wood replacement
sashes are proposed to be installed in the same opening.
vi. A new Marvin 32"x 60"wood double hung window is proposed to
be installed in the new second floor shared bath as noted on the
plans and photo. The trim will match the existing house.
vii. Existing aluminum storm windows are proposed to be removed
