HomeMy WebLinkAbout20250311 Aletta St Lot Line Adjustment Correspondance April 28, 2025 Mr. Mark Pingel, Chairman City of Saratoga Springs Planning Board 474 Broadway Saratoga Springs, New York 12866 RE: 28 Aletta Street Lot Line Adjustment Application Dear Mr. Pingel: Attached please find a Lot Line Adjustment application for the above-referenced project. If you recall, this project appeared before the Planning Board on June 27th of last year for an advisory opinion back to the Zoning Board for pending variances. The Board’s opinion is attached. We request approval of this application by Administrative Action. Since that time and after receiving comments from the public and the Board, the applicant has decided to simplify and revise the application to adjust the lot line between two lots instead of three, which would not require area variances. The small lot to the north would remain as it exists and would not be part of the application. The applicant plans on building a single-family unit on the lot meeting current bulk and area requirements. The lot lone between the remaining two lots would be moved to the north and both lots would meet the zoning requirements for two-family structures. The applicant agrees to propose access for the lots on the alley with one driveway entrance for each lot as suggested in the opinion. The last two points no longer apply since the lots now meet the width requirement and Lot A (the small lot to the north), will be left as it exists with one unit instead of the originally proposed two. We have also sent these plans to the engineering department prior to submitting this application to confirm their approval of the layout of the infrastructure, which they have done.
