Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible. The current requirement does not adequately account for the large distance from the road as well as customer vehicles in the parking lot that could significantly limits its effectiveness. A larger sign would address this issue and ensure clear communication with the passing motorists. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: The proposed signage, designed with attention to aesthetics and safety, poses no detriment to the surrounding area or the environment. Whether the variance is substantial. The requested variance is not substantial for the following reasons: We do not believe that the requested variance should be considered substantial, as the business is located approximately 75 feet from the roadway. Given this distance, the visibility of the sign is crucial to effectively communicate with passing traffic. To achieve maximum visibility, the proposed letters need to be taller, ensuring the sign serves its intended purpose without negatively impacting the surrounding area. 4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: We believe the proposed letter size will have no adverse impact on the environment or the physical conditions of the neighborhood. Additionally, the letters will be unlit to avoid causing any undue glare or disturbance to nearby residents during nighttime hours. This ensures that the signage is both functional and considerate of the surrounding community 5. Whether the alleged difficulty was self-created (although this does not necessarily preclude the granting of an area variance). Explain whether the alleged difficulty was or was not self-created: While the need for a sign larger than 18 inches could be viewed as self-created, it is essential to acknowledge that this does not lessen the importance of ensuring maximum visibility for motorists traveling on Excelsior Avenue. The unique circumstances of the property's distance from the roadway necessitate enhanced signage to effectively communicate with passing traffic and support the functionality of the business.
