LOT LINE ADJUSTMENT AT
150 MEADOWBROOK ROAD, CO RD 65 REAR,
AND 136 MEADOWB]E OOK ROAD

This application is for a lot line adjustment to parcels at 150 Meadowbrook Road(tax map
ID: 167.-3-2.1), CO Rd 65 Rear (167.-3-2.3), and 136 Meadowbrook Road (167.-3-18). The
applicants are in possession of each of the involved parcels. The goal is to transfer and merge the
entirety of the CO Rd 65 Rear parcel and a portion of the 136 Meadowbrook Road parcel into the
150 Meadowbrook Road parcel.
The parcel CO Rd 65 Rear is an approximately .31 acre sized vacant lot; it is directly
southwest of, and adjacent to, the parcel of 150 Meadowbrook Road so that it shares its
northernmost and easternmost boundaries with 150 Meadowbrook Road. The southernmost
boundary of CO Rd 65 Rear abuts the parcel of 136 Meadowbrook Road. An approximately .91
acre contiguous portion of 136 Meadowbrook Road, south of the CO Rd 65 Rear parcel, is also
proposed to be merged with 150 Meadowbrook Road. Such lot line adjustment and merger is more
specifically shown in the attached survey of the proposed lot changes dated March 27, 2025, and
prepared by Kevin Weed, P.L.S., of Gilbert VanGuilder Land Surveyor, P.C.C.C. Please note that
the proposed lot line adjustment at 136 Meadowbrook Road will maintain the minimum acreage
and necessary setbacks for the parcel and its buildings and there will be a net reduction of 1 lot
resulting from the proposal.
Please find enclosed the additional application materials to support the approval of this Lot
