Achievability by Other Means: The applicant demonstrated this benefit cannot be achieved by other means feasible to the applicant. An existing sign will be replaced by a new sign of the same height, width, and colors on top of the existing stone base. Per the applicant, a smaller sign would require a new base and posts and would be less useful in identifying the hotel entrance to guests. 2. Undesirable Change: The applicant has demonstrated that granting this variance will not create an undesirable change in neighborhood character or detriment to nearby properties as the new sign would have the same dimensions as existing sign. 3. Substantiality: The Board notes that the requested variance may be considered substantial, but this is mitigated by the factors described above. 4. Adverse Effects: This variance will not have a significant adverse physical or environmental effect on the neighborhood or district as it replaces an existing sign with the same dimensions. 5. Self-Created Difficulty: The alleged difficulty is self-created insofar as it is motivated by the desire to modify the sign to reflect new corporate design standards, but this is not necessarily fatal to the application.
