Dear Ms. Ehinger,
We are providing this letter and attachments in response to comments provided
following your Design Review Board Workshop on Wednesday April 2 d, 2025
1) on the west elevation - it shows replacing four windows;please explain why those
are being replaced and complete a window detail form
a) The existing openings at this location have been infilled with aluminum triple
track units. No formal windows exist. It is believed that this was an open
porch and the single-pane aluminum storm sash were used as an inexpensive
means for enclosing this space. The owners are looking to install new
aluminum clad wood windows with simulated divided lites. The owners desire
to improve the natural light that enters this space and are proposing to
increase the size of the openings, resulting in a lower window sill. All
components we are proposing to modify are believed to be later alterations to
the home and there is no intent to modify any historic material associated with
the original home.
2) also on the west elevation - the porch with the gable roof-please confirm what is
being replaced- it looks like the posts are being moved in slightly, and there is a
new canopy. is anything being done to the stairs? Will those posts be reused or are
they new?
a) It is the owner's intent to replace all components associated with this porch.
The current configuration of the mono-pitched shed roof causes a hazardous
condition during freezing weather. We do not believe this existing
construction to be historic or in keeping with the character of the home.
3) south elevation - the existing side porch remains largely untouched,just the stairs
are being changed/replaced, correct?And a new deck is being added.
a) Correct, the only proposed modification to the existing north covered porch is
to modify the existing stair and railing assembly as required to allow for a new
open deck. The existing covered porch is accessed through an existing first
floor bedroom which limits its use. The proposed alterations will provide better
access and allow the owners to enjoy use of this feature.

4) on the carriage house north elevation - the existing windows are being moved up.
Will the existing windows be re-used, or are you proposing new windows? We will
need a window detail form for the replacement of those windows, and there was
some concern about moving them.
a) Currently there are no windows located behind the fixed shutters. The framing
members of this wall are exposed to the interior and understood to be built of
modern lumber. This wall and exterior siding are believed to have been
replaced within the last twenty-years. The existing head height of these
framed openings are +/- 5'-0" above the first floor level which is considerably
lower than a typical window head and places the top of glass below eye-line
for many people.
