Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored (alternative designs, attempts to purchase land, etc.) and why they are not feasible. The branding guidelines for the newly merged bank are to place signs of the same size and height at all of their locations for brand recognition and consistency. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: This new sign has a sleek modern design that will not be a detriment to the surrounding properties and area. Whether the variance is substantial. The requested variance is not substantial for the following reasons: We do not believe that the additional square footage should be seen as substantial the existing sign is 25 square feet. To make the sign at 12 square feet would reduce the visibility dramatically making wayfinding difficult in this area. Patrons/ Motorists are used to seeing the sign in its current state such a drastic change could create confusion while traveling to this location. 4. Whether the variance will have adverse physical or environmental effects on neighborhood or district. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: The new sign will have no adverse effect on the environment. It will be equipped with low voltage leds that will emit a soft glow at night and will not produce any glare to the surrounding area/ neighborhood. 5. Whether the alleged difficulty was self-created (although this does not necessarily preclude the granting of an area variance). Explain whether the alleged difficulty was or was not self-created: The difficulty could be seen as self created however should not diminish the need for the new bank to have brand consistency from branch to branch.
