To grant an area variance,the ZBA must balance the benefits to the applicant and the health,safety,and welfare of the neighborhood and
community,taking into consideration the following:
I. Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have
been explored(alternative designs,attempts to purchase land,etc.)and why they are not feasible.
Applicants have explored several design options, however,any additions and options considered require the same side yard
varian a The current floor plans and elevatinns meet the needs of their crowing family,while keeping construction costs in check
to the extent possible.
2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby
properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood
character for the following reasons:
Granting the variance will in no way produce an undesirable character of the neighborhood or be a detriment to nearby properties.
There a number of two-story homes in the area In fact the home immediately to the right is a newly renovated two-story home
located approximately 2.3 feet from the property line.The home located to the left is a two-story home located approximately 3.5
feet from the property line.

3. Whether the variance is substantial. The requested variance is not substantial for the following reasons:
The variance may be viewed as substantial,however,there are several homes in the neighborhood that are located with similar
side yard setbacks well below the S ft. requirement. The benefits to the applicants to the applicants are significant.
4. Whether the variance will have adverse physical or environmental effects on neighborhood ordistrict. The requested variance will not
have an adverse physical or environmental effect on the neighborhood or district for the following reasons:
The variance will have no adverse physical or environmental effects on the neighborhood or district. All of the roof drainage
created by the new enlarged roofs will be handled on site through the means of gutters and downspouts connected to
underground drainage tied into the City Storm system.
5. Whether the alleged difficulty was self-created(although this does not necessarily preclude the granting of an area variance).Explain
whether the alleged difficulty was or was not self-created:
The alleged difficulty may be considered self-created to some degree by the applicant's desire to improve their home to better
meet the needs of their growing family. However,the location of the existing home relative to the hear property line was a
pre-existing condition. The benefits to the applicants by granting this variance is substantial,while at the same time not having
any detrimental effects on the neighborhood or district.
