I am unable to attend the March 3, 2025 meeting, and therefore I am writing to formally express my opposition to the request for the 182 Grand Avenue Use Variance by applicant Xiao M. Wang/Key Chain Realty LLC. I urge the Board to deny this request. I currently own 190 and 192 Grand Avenue. After learning that my property was not in City Compliance, I underwent the process to rezone 190-194 Grand Avenue, putting the property back in zoning UR-2 compliance. I was encouraged by City officials to rezone to help undo over densification and the increased road congestion. I continue working with the City to restore the final unit to a single family property. This process has been extremely expensive. I adhered to every request of the Zoning Board, even removing approximately 500 square feet of the rear parking lot to provide more greenspace. The 182 Grand Avenue Project goes against everything the City encouraged me to do. If you allow the 182 Grand Avenue variance to move forward, it would cause more vehicles to park on Grand Avenue, contributing to an already crowded street. There appears to be only one parking spot on that property. Any additional parking on the property would obstruct the sidewalk, or greenspace would need to be removed. The additional vehicles would increase congestion and noise. The children who walk their daily route to Division Street school will have to deal with the additional hazards of increased traffic. If you allow the 182 Grand Avenue variance, the existing single family homes values near the property would diminish. Specific zoning requirements are in place to protect all residents. The project would do nothing but undermine the current community balance. Finally, if you grant the 182 Grand Avenue variance, it could set a precedent for similar requests, further contributing to over-development and deteriorating the quality of life for current residents. I respectfully urge the Board to uphold the existing zoning regulations and deny this variance to protect our community from the negative consequences that this project presents.
