Dear Board Members,
As you are aware, this firm represents Oldest Lighthouse, LLC (the “Applicant”) with respect to the
re-development of the above-referenced property. As this Board has previously seen, the Applicant is seeking
all necessary approvals to construct a mixed-use structure at 33 and 35 Caroline Street, Tax Parcels Id: 165.60-
2-27, 28 and 29 (the “Property”), in the Urban Core (“UC”) District.
Revised renderings and materials information was submitted on or about February 20, 2025 –
following Board comments on January 29, 2025. Of note, those changes include the following:
1) Revising the name to Kearney Block
2) Reducing the width of the wall between balconies on the Pavilion elevation
3) Signage Boards were added to the canopies
4) Standard glass commercial doors will be used on Pavilion and Caroline Entrances
5) Construction details and building sections have been provided.
Enclosed herewith is a comparison of the proposed design reviewed on January 29 vs. what is
proposed now.
