Rear Deck Replacement

GOAL
Replace and enhance existing rear deck
• Our current rear deck is in need of replacement as the original wood is
decaying
• When considering replacement, we thought it would be ideal to increase size
from 7.5X14 to12X16
Replace and Improve
We would like to increase size
• Current Deck size is 7.5 X 14
• We would like to increase size to 12 X 16
• Neither size conforms to 30 ft set back rule in Saratoga Springs
• However, 12 X 16 is still quite small in context of aesthetic of neighboring
properties
• In addition, the proposed increase in size WILL NOT change sight lines,
encroach on neighboring properties, disrupt water drainage, or obstruct any
entryways, exits, irrigation, or utilities.

Summary
• Existing deck is nearly 18 years old and needs to be replaced
• We would like to increase the size modestly so that we can comfortably fit a
small outdoor dining table and chairs
• We feel certain that this modest upgrade will not encroach on neighboring-- -
properties or neighbor sight lines, will not adversely impact the environment,
and will be an improvement to our property and will not detract from the
overall aesthetic of the neighborhood
