Current Street Façade:
The front façade of 21 Phila Street isin need of updates to enhance both its
appearance and its contribution to the historic streetscape.
The awning, which remains from Ravenous despite the business having
closed over five years ago, is weathered and tattered. The exterior paint is
faded and in need of refreshing, and the windows show signs of neglect.
Additionally, a residential-style air conditioning unit faces the street,
detracting from the building’s overall aesthetic. These elements currently
diminish the curb appeal, but with thoughtful improvements, the façade can
be enhanced to better reflect the charm and character of Saratoga Springs.
Our Proposal:
Our proposed improvements aim to enhance both the building’s aesthetic
and its contribution to the surrounding streetscape. We plan to remove the
existing residential-style air conditioning unit and replace it with an
attractive glass window, allowing for more natural light in the dining room.
The windows will be refreshed and cleaned, and a sleek new branded
awning will be installed slightly higher than the current one to improve
visibility and light flow.
Additionally, we propose removing the worn-down benches and updating
the exterior sconces with new fixtures in the same style. These thoughtful yet
impactful updates will not only enhance the appeal of 21 Phila Street but
also contribute positively to the overall charm of the block.

Awning Mounting Methodology
The awning will be mounted to the masonry/concrete façade using
expansion anchors or wedge anchors with a minimum 3-4” penetration into
solid concrete or masonry. Heavy-duty steel or aluminum brackets will be
used to support the awning frame, ensuring structural integrity and stability.
To prevent water intrusion at connection points, sealing washers and high-
quality caulking will be applied. The awning will be wall-mounted, with
brackets securely fastened into the building’s structural components. This
method provides a strong, durable installation while maintaining the
aesthetic and functional integrity of the building.

Thank you for considering Viscusi’s for the Awning project. The following is your estimate.
Viscusi’s will supply and install our custom-made fabric welded frame shed style outside mitered
awning as discussed, based on the picture sent. The installed price is approximately $9,000.00,
pending field measurement verification and installation method.
12’ wide x 8’ wide x up to 3’ projection and drop.
To include lettering and/or graphics, add $750.
Total installation is approximately $9,750.00
100’s of colors available.
Allow approximately 3-4 weeks.
A down payment of $4,875 is required with the balance due upon day of installation. We accept
cash or check only.

Current Alley Façade:
On the alley side of the building, there is an existing
mural dating back to the 1990s.
If it is determined that the mural does not hold historical
significance, we propose the following options for
updating this side of the façade:
Our Proposal:
Option 1: Paint over the existing mural with the building’s exterior color and
incorporate a ‘ghost sign’—a faded, vintage-style rendering of the Standard
Fare brand. This approach would create the impression that the signage has
always been part of the building’s history, subtly revived to blend seamlessly with
the historic character of Saratoga Springs.
Option 2: Simply paint over the mural in the exterior color to create a clean,
cohesive look that aligns with the rest of the building’s façade.
Both options are intended to enhance the overall aesthetic while respecting the
building’s surroundings and contributing positively to the streetscape.
