A zoning variance was granted in 2023 to the previous owner for the construction of a 1 car garage with habitable space above. That variance has expired. The current owners,after living in the house for the 1 st winter, have found the necessity for better off street parking and an accessory building for their vehicles, personal items and yard equipment. In addition,the new owners have found that there is a snow hazard with the existing alley side stoop. This stoop had been previously,however it appears that the previous owner removed the roof in 2023. An application for review of requested area variances is attached. The proposed garage would require variances for overall building coverage and side lot setback. The re-construction of the porch stoop roof would require variance for front setback. The proposed project does not negatively impact the neighborhood character nor environment. The hardship is not self-imposed as the lot is pre-existing&non-conforming. In comparison,the direct adjacent neighbor to the South has an attached 2 car garage with a dwelling unit above, on the same size lot as this project,but with more coverage (> 50%). This proposed project includes a smaller sized structure and a finished rec room (not a dwelling unit) on the 2'floor. Lot Coverage Calce: Existing Lot Area: 4,500 sq.ft. Existing House Coverage: 1,520 sq.ft. Proposed New Garage: 610 sq.ft. Total Structure Coverage: 2,130 sq.ft. = 47.33%coverage Paved Area&Walks: 800 sq. ft.
