HomeMy WebLinkAbout20240848 22 Avery St Area Variance Correspondance 1 | Page February 18, 2025 Zoning Administrator Saratoga Springs NY 22 Avery Street: Zoning Board of Appeals Application Dear Members of the Zoning Board of Appeals, Following our discussions during the November 18 meeting and December meeting, we are submitting an updated application with significant changes to our original proposal. The changes are outlined below: 1. Removal of Cooking Appliance and Maintain Single-Family Lot Use - We have removed the second story of the garage. - We are withdrawing our request for variances related to total lot square footage and lot width. The lot will remain as an existing non-conforming lot under current requirements, as we are not altering its use or requiring a variance for width. 2. Breezeway Removal and Accessory Structure Compliance - The proposed breezeway connecting the existing structure to the garage has been removed. - The garage will now be classified as an accessory structure and will meet all side yard, rear yard, and height requirements as outlined in Article 8 Section 9.5 regarding accessory structures and uses. 3. Reduction in Variance Requests - We have eliminated three out of the four requested variances. The only remaining request is for a side yard setback to accommodate the proposed mudroom addition. 4. Garage Relocation and Structural Adjustments - The garage has been moved 1 foot east, increasing the distance between the existing barn and the proposed garage to 15 feet. - We have incorporated gutters into the site plans and drawings to mitigate potential stormwater runoff, along with a proposed dry well to manage water on-site effectively. - These changes have also decreased the impervious area on the property. 5. Proposed Pool Details - The pool has been designed as the smallest prefabricated model available from the pool company to minimize its footprint and ensure compliance with site limitations. 6. Existing Site Context and Neighboring Structures - We have added additional images indicating the location of similar sized structures on the two adjacent properties. 2 | Page We believe these changes address concerns raised during the meeting and align with the zoning requirements while maintaining the character of the neighborhood.
