09.001.5 Wagner Subdivision Plans As-Approved
1. ALL TRAFFIC SIGNAGE FOR THE PROPOSED DEVELOPMENT SHALL CONFORM TO THE FEDERAL MANUAL FOR UNIFORM TRAFFIC CONTROL DEVICES (MUTCD). 2. ALL RIP -RAP STRUCTURES SHOWN SHALL BE CONSTRUCTED OF D5o (6") SIZE STONE FILLING. 3. ALL EROSION CONTROL MEASURES SHALL BE INSTALLED AND MAINTAINED IN ACCORDANCE WITH THE NEW YORK STATE STANDARDS AND SPECIFICATIONS FOR URBAN EROSION AND SEDIMENT CONTROL AND THE PROJECT STORMWATER POLLUTION PREVENTION PLAN. 4. ALL DISTURBED AREAS TO RECEIVE TOPSOIL, SEED, FERTILIZER AND MULCH TO ESTABLISH A PERMANENT STAND OF GRASS. GENERAL CONSTRUCTION NOTES: 1. SIZE AND LOCATION OF UNDERGROUND UTILITIES ARE SUBJECT TO VERIFICATION BY THE CONTRACTOR BEFORE CONSTRUCTION BEGINS. 2. PRIOR TO START OF CONSTRUCTION, THE CONTRACTOR SHALL NOTIFY THE U.F.P.O., INC. CONTRACTOR SHALL OBTAIN THE REQUIRED PERMITS FOR WORK WITHIN PUBLIC RIGHTS -OF -WAY AS REQUIRED BY THE MUNICIPALITY AND ALL PERMITS REQUIRED FOR UTILITY WORK ON -SITE FROM THE CITY. 7. ALL PERMITS REQUIRED FOR WORK ON -SITE SHALL BE OBTAINED PRIOR TO COMMENCEMENT OF CONSTRUCTION. 8. THERE SHALL BE NO CHANGES ON THESE PLANS IN ADVANCE OF, OR CONSTRUCTION WITHOUT PRIOR APPROVAL OF THE DESIGN ENGINEER, THE OWNER AND THE MUNICIPALITY. 9. ALL CONSTRUCTION SHALL CONFORM TO GENERALLY ACCEPTED CONSTRUCTION STANDARDS OR AS ORDERED BY THE CITY ENGINEER AND/OR LANSING ENGINEERING. 10. FIELD ADJUSTMENT MUST BE REVIEWED BY A REPRESENTATIVE OF LANSING ENGINEERING PRIOR TO INSTALLATION AND APPROVED BY THE CITY ENGINEER. 13. PROTECT NEWLY GRADED WORK AREAS FROM TRAFFIC AND EROSION, AND KEEP THEM FREE FROM TRASH AND DEBRIS UNTIL PHYSICAL COMPLETION OF WORK. 14. CONTRACTORS OPERATIONS ON SITE WHICH SHALL INCLUDE BUT NOT BE LIMITED TO DUST CONTROL, MATERIAL HAULING, FIRE PROTECTION, EROSION CONTROL, ETC. SHALL BE CONDUCTED IN ACCORDANCE WITH THE CITY OF SARATOGA SPRINGS REQUIREMENTS. 15. LOCATE EXISTING UNDERGROUND UTILITIES IN AREAS OF WORK; IF UTILITIES ARE TO REMAIN IN PLACE, PROVIDE ADEQUATE MEANS OF SUPPORT AND PROTECTION DURING EARTHWORK OPERATIONS. 16. ALL DRIVEWAYS AND PARKING AREAS ARE TO BE ASPHALT PAVED SURFACES PER DETAIL UNLESS OTHERWISE NOTED. 17. GENERAL SOIL EXCAVATION ON SITE WILL NOT REQUIRE SOILS TO BE IMPORTED OR EXPORTED, OTHER THAN SPECIFICALLY REQUIRED MATERIAL (I.E. SUBBASE, ASPHALT ETC.). 18. ALL CONSTRUCTION AND MATERIALS SHALL BE IN ACCORDANCE WITH THE CITY OF SARATOGA SPRINGS SUBDIVISION REGULATIONS AND CONSTRUCTION STANDARDS. 19. THE CONTRACTOR SHALL COORDINATE MAINTENANCE AND PROTECTION OF TRAFFIC WITH THE CITY OF SARATOGA SPRINGS. ALL MAINTENANCE AND PROTECTION OF TRAFFIC SHALL BE IN ACCORDANCE WITH LOCAL, STATE AND FEDERAL REGULATIONS. ALL NECESSARY SIGNAGE SHALL BE IN ACCORDANCE WITH THE FEDERAL MANUAL OF UNIFORM TRAFFIC CONTROL DEVICES. 20. ALL SANITARY SEWER AND STORM SEWER FRAMES SHALL BE SET AT THE BINDER COURSE ELEVATION AND RAISED TO THE TOP COURSE ELEVATION AT THE TIME OF TOP COURSE PLACEMENT. 21. ALL DISTURBANCE LIMITS AND SETBACKS SHALL BE STAKED OR FLAGGED IN THE FIELD PRIOR TO BEGINNING GRADING AND CLEARING ACTIVITIES. 22. THE OWNER IS RESPONSIBLE FOR COORDINATING WITH NATIONAL GRID FOR ENERGY SERVICES. NYSOOH RecU Subdivision Conditions of Approval: a. That the proposed facilities for water supply and sewage collection are installed in conformity with said plans. b. That no lot or remaining land shall be subdivided without plans for such resubdivision being submitted to and approved by the New York State Department of Health. c. That the developer shall furnish each purchaser of a lot on which water supply and/or sewage treatment facilities were installed with a reproduction of the approved plans and an accurate as -built plan depicting all installed sanitary facilities. d. That the developer shall furnish each purchaser of a lot on which where was no water supply and/or sewage treatment facilities installed with a reproduction of the approved plans and shall notify the purchaser of the necessity of installing . such facilities in accordance with the approved plans. e. That the sanitary facilities on these lots shall be inspected for compliance with the approved plans at the time of construction by a P.E., R.A. or exempt L.S. and written certification to that effect shall be submitted to the NYS Department of Health and the City of Saratoga Springs Building Code Enforcement Officer within 30 days and prior to occupancy. That plan approval is limited to five years and shall expire on Time extensions for plan approval may be granted by the NYS Department of Health based on development facts and the realty subdivision regulations in effect at that time. A new plan submission may be required to obtain a time extension. g. That the approved plans must be filed with the Saratoga County Clerk prior to offering lots for sale and within 90 days of the date of plan approval. h. That all local and other state agency rules and regulations shall be complied with.
