Whether the benefit sought by the applicant can be achieved by other feasible means. In order to acheive the proper depth for a garage there is no alternative to the design. Changing the direction or attaching the garage it will still extend past the required setback. 2. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: The neighboring properties on Forest Ave approaching our home from the South have a 10 foot set back. The requested variance is not substantial for the following reasons: The additional structure will still maintain a significant set back of 10'-2".Additonally, there is a considerable buffer easement from the property line to the actual street. 4. The requested variance will not have an adverse physical or environmental effect on the neighborhood or district for the following reasons: The relief requested will have no physical or environmental impact on the neighborhood. When we originally purchased our home it was zoned as UR5 and similar to the to the increased costs and availability of material due to the pandemic. Now that we are finally in a postion to build the zoning has changed. Adding this garage will improve the value of our property and will compliment the style of our home. City staff will prepare a legal notice for the public hearing and arrange to have the public hearing announcement printed in the legal notice section of a local publication at least 5 days before the hearing.
