Re: 687 North Broadway: DRC Application for Historic Review
Mr. Birge,
Following our submission to the City's Design Review Commission for Historic Review of
proposed alterations to the above referenced building, we have confirmed with the City's
Building Inspector, Patrick Cogan, that we would be permitted to return this building to a
single-family residence without being required to modify the historic guardrails located at
the east (front) and west (rear) porches. As a result of this, we are requesting to modify
our application to omit that scope of work. Kindly find a revised sheet illustrating our
intent to maintain the existing rails attached to this letter.
Additionally, following our phone conversation we were able to obtain copies of a 1950
Sanborn map which demonstrates that the two features we are proposing to remove are
not original to the home and constructed or altered at some point after 1950. While it is
understood that later additions that have existed for an extended period of time receive the
same protection as the original historic structure, we believe that the manner in which
these alterations have occurred detract from the original historic intent and character of
this Victorian-Gothic residence.
As evidenced by the attached perspective view and photographs, you will see that the
mass, scale and detailing of the one-story addition to the west obscures what would
otherwise be a grand two and a half story tall brick facade. It is clear that this addition was
constructed by the current owners to meet the specific use of Lodge. It is also clear that it
was the current owners who subdivided the parcel subsequent to 1950. A combination of
the incompatible use, appearance and limited access to the side yard have led to the new
owner's determination that the addition should be removed.
In addition to providing the attached perspective views to better communicate the visual
impact of removing the one-story addition, we are proposing to add two double hung
windows within this opening which were not considered with our initial application. We
believe this will both improve the daylighting within the space beyond as well as improve
the composition of the infilling construction within the existing masonry opening.
