Overview The existing Porch/Balcony at 115 Union Avenue has developed significant structural issues, necessitating the installation of a temporary support system (see photo below)to prevent structural failure. F Proposed Work We have engaged Doug Adams, PE, of Saratoga Engineering & Design, PC, to design the repairs for the Ross House Porch/Balcony. A copy of the design drawings is attached. The new design incorporates some updates to address issues with the previous structure while maintaining visual consistency with the original design. Existing Porch/Balcony Issues • Original Design: o The porch roof consisted of a combination of a rubber membrane (flat section) and shingles (sloped section), with Trex decking installed on top of the shingles as the porch floor. o Over time, debris (e.g., pine needles) accumulated between the decking and the roof, trapping moisture and causing water damage. o Prolonged exposure to water resulted in wood rot, leading to structural failure of the floor, roof, and supporting columns. Flooring and Roof Material: o The new design will utilize Intellideck, a durable vinyl membrane that functions as both the roof and the porch floor, eliminating the need for decking material on top. o The selected style is Royal Oak from Intellideck's Naturals Collection (product sheet attached), which closely matches the existing color and look of the porch.
