Dear Board Members,
This firm represents Oldest Lighthouse, LLC (the “Applicant”) with respect to the re-
development of the above-referenced property. As this Board has previously seen, the Applicant
is seeking all necessary approvals to construct a mixed-use structure at the site, which will have
commercial use on the ground floor, with residential condominiums on the upper floors of 33
and 35 Caroline Street, Tax Parcels Id: 165.60-2-27, 28 and 29 (the “Property”), in the Urban
Core (“UC”) District.
This Board has already approved (1) demolition of the current buildings; and (2) the
height, mass and scale a building up to 63 feet. Additionally, since the Applicant was last before
this Board, The Planning Board approved a height bonus for the proposed development under
Affordable Housing Option A (“Option A”), as laid out in Table 4-D of the UDO. As such, the
development will include 872 sq. ft. of housing dedicated to households with 60% AMI or less.
Submitted herewith are the most current and up-to-date elevations, floor plans and
building material literature relative to the Project. Since the last appearance before this Board on
October 23, 2024, the Applicant has revised some of the design elements of the Project based
upon comments from the Board. Specifically, the Applicant has removed the overhanging
balconies, modified the building color scheme and design elements on the upper floors.

Of specific note is the change to the two upper floors, which will now have an exterior of
standing seam copper panels. The product specifics are included in this submittal. A revised set
of renderings will be provided to the Board incorporating this change and should be received
early next week and well in advance of the next meeting.
We request that this matter be placed on the agenda for the Bard’s January 29, 2025
meeting, for review and approval of the remaining design elements standards. If anything further
is needed, please feel free to contact the undersigned.
