1. This "clear land first, test water management mitigation as
we go through storms" approach treats our community like a
laboratory experiment, putting our properties at risk with no
clear outline of how this board could hold them accountable in
the future if things go wrong -- who would pay for damage to
our homes as a result? Can we hold the city accountable?
2. Multiple construction phases mean repeated disruptions to
our neighborhood. We deserve either a complete development
proposal that addresses environmental impact, including the
extensive wildlife (foxes, opossums, blue birds, cardinals,
toads/frogs that sing all summer long).
3. The proposed screen of 21 green giants spaced 12 feet
apart only will take about 10 years to grow into privacy. The
board must hold them to create privacy as soon as possible -
by staggering those trees in a zig zag format to provide near
immediate barrier. Their solve continues to not meet the
board's request to create a barrier for the neighborhood.
4. EPA documentation explicitly states vegetative swales are
NOT recommended for our soil conditions (see snippet 2). For
full article search EPA site for: Storm Water Technology Fact
Sheet Vegetated Swales.
6. The site contains invasive species including Japanese
knotweed (I will post a photo weather dependent) and
Phragmites. Without a management plan, construction will
spread these aggressive plants into our properties.
7. Ultimately an independent consultant should be hired by the
city to evaluate wetland connectivity and water flow patterns.
Relying solely on developer-funded studies creates a clear
conflict of interest that puts our neighborhood at risk. We know
that water runs under the land that we live on - so based on
theoretics how are we sure that these wetlands do not connect
being so close to each other.
Thank you.
