HomeMy WebLinkAbout20240945 663 & 648 Crescent Lot Line Adjustment ApplicationAPPLICATION NARRATIVE FOR LOT LINE ADJUSTMENT AT 663 CRESCENT AVENUE Property and Proiect Information This application is for a lot line adjustment to remedy a circumstance where a .45-acre portion of 663 Crescent Avenue has been merged by deeded transfer with 648 Crescent Avenue without a lot line adjustment approval. Approval will result in the records accurately aligning the county tax map and configuration of the lots according to the corresponding deeds. Previously, the lot of 663 Crescent Avenue had run from the western side of Crescent Avenue, across the road, to the eastern side of Crescent Avenue and to the shoreline of Saratoga Lake. Approximately .45 acres of the lot was on the eastern shoreline side of Crescent Avenue, as more specifically laid out in the attached Van Dusen & Steves survey for the applicant's predecessor in interest. The .45-acre parcel of the 663 lot was then purchased by Jon C. Weilbaker (the "Applicant") of 648 Crescent Avenue, 648 Crescent Avenue being the immediate southside adjacent lot to the .45-acre parcel. This .45-acre parcel was then transferred to and merged with the 648 Crescent Avenue lot in 2022 at the Saratoga County level. As can be seen in the attached tax map aerial photo, the Saratoga County tax records reflect this transfer, but the City of Saratoga Springs records do not. No new lots are created, and the merger reflects a purposeful design to eliminate the undesirable characteristic of a single tax map parcel bisected by a roadway.
