Comments I am writing to express serious concerns regarding the proposed clearcutting and commercial development of the 6+ acre wooded wetland parcel bordering our community. The owner’s plan to clear and fill the wetland prior to determining a specific use poses significant and lasting risks to our community: 1. Environmental and Noise Buffer Loss: The wooded wetland currently serves as an essential noise and visual buffer between Outlook and surrounding areas. Its destruction would result in increased exposure to traffic noise and other disturbances, undermining the quiet character of our neighborhood. 2. Light Pollution and Community Impact: A potential 2-3 story commercial structure with 24-hour lighting and high traffic volumes would drastically alter the livability of this walking- friendly community, negatively affecting both quality of life and property values. 3. Rushed Approval Timeline: The timing of this application is troubling, given that the State of New York will implement revised wetland regulations in just seven weeks. These changes are designed to protect smaller wetlands like ours from precisely this type of harm. Proceeding with approval now appears premature and circumvents regulations aimed at preserving vital ecosystems. I urge the Board to carefully consider these issues and take action to protect this valuable natural asset. Specifically: 1. Deny the current permit application and defer any decisions until after the updated NYS wetland regulations are in effect. 2. Should development ultimately proceed, ensure significant public involvement in the planning process to secure appropriate buffer zones and safeguards for the neighborhood.
