Project Name 22 Avery Area Variance Application Project Number 20240848 Project Address 22 Avery St Comments I have been Carol Christensen’s tenant at 34 Avery St since 2020. I have noise, parking, and storm water drainage concerns about the site proposal for 22 Avery St.  Before the Sampsons purchase, for about two years, 22 Avery 11/12/24, 8:57 AM Mail - Julia Destino - Outlook https://outlook.office365.com/mail/inbox/id/AAQkADI5NDIzZGRiLTQwNjEtNGM1MS05ZmQxLTUyZTNkMzFiZDJiZQAQABnOuBPHOqRGuKl9k8HkzW…1/2 was used as a short-term rental and regularly hosted parties of 10+ guests and 4+ cars. The constant turnover and noise at 22 Avery was disruptive, and the ongoing commotion at the house detracted from the residential nature of the street. There were a number of parking violations from 22 Avery St guests parking on both sides of the (alternate side parking) street, and delivery vehicles had issues getting through on the small road. Roughly one week after a police incident assumed to have resulted from a large group of inebriated short-term rental guests at 22 Avery, the prior owners hurriedly sold to the Sampsons. The Sampsons now seek a number of expansions to 22 Avery, including creating significantly more guest capacity. The second house is likely planned for the same sort of disruptive hotel use, or could be used that way by future owners. The Sampsons are planning two parking spots and already have three vehicles of their own. The proposed second house is larger than a number of the single-family homes on single lots on the street. A number of double lots in the neighborhood have one single-family home on them.  The Sampsons have cut down most of the trees in their yard and severely compromised multiple of my landlady’s with “trimming.” My backyard now gets pools of water during heavy rains. The amount of additional hardscaping plus the additional residence they’re seeking to build next door will make the storm drainage problem to my yard worse.  Avery St is otherwise mostly owners and longterm renters peacefully living in their houses/apartments. While the houses are close together, most have more green yard space and breathing room between properties than is being proposed. The character of the street would be significantly changed.
