20190854 Sani Residence Specifications
SITEWORK AND LANDSCAPING 1. Contractor will stake out corners and elevations for positioning of the home for review by the Owner. 2. Lot clearing: None required 3. Excavation and backfill: a. Topsoil (if any) will be stripped, stockpiled and re-spread at time of final grading. b. Excavate and backfill new foundation once walls are ready. c. Site will be graded to blend in with existing grades and to maintain positive drainage away from building. Fill created by new excavation work shall be used on site if possible. The Contract includes an allowance of 160 cubic yards of clean fill to backfill, the foundation walls and bring the garage and porch areas to grade for concrete placement. Any additional fill required shall be at an additional charge. d. Trenches for water line from home to service and for electrical, phone, cable and gas service included. e. Provide perimeter footing drain that will be piped to a sump pit in basement. Sump pit in basement to be ejected outside wall of foundation in a location to be determined. f. Foundation under slab will be backfilled with 6" (min.) of#2 stone, once footers are poured. 4. Existing front sidewalk shall be removed and a new poured concrete sidewalk, 6' wide,with approximately 300 sq. ft. shall be installed. Also, concrete lead walks from front porch, rear porch and side garage man door to driveway shall be provided. Total concrete allowance for lead and sidewalks shall be $2,100.00. 5. Paving allowance for fine #6 or#7 top asphalt paving shall be $7,185.00 for approximately 3,450 square feet of driveway and parking placed over 6" of crusher run base. 6. The landscaping shall have an allowance of$4,000.00 for hydroseed, plantings and mulch. CONCRETE WORK 1. Concrete footings to be 3,000-psi readi mix, sizes as shown on plans, depth, and width of footings to conform to City of Saratoga Springs Building Codes. 2. All foundation walls to be of dimensions as shown on plans and shall be poured with 4,000- psi readi mix. Main Foundation walls to be poured concrete, 8" thick and up to 8'40" tall. Basement ceilings approx. 8'-7"high. 3. Concrete slabs shall be 3 1/2" to 4" thick and troweled to a smooth finish, 4,000-psi readi mix. 4. Vapor barrier shall be: Foundation wall spray applied, asphalt damp proofing and 6 mil polyethylene under basement slab. 5. Reinforcing shall be as per plans. 6. None CARPENTRY AND MILLWORK Framing lumber for joists, studs,plates, and rafters shall be construction grade (#2 or better) SPF. Lumber for sheathing, collars,bridging and furring shall be construction grade (#2 or better) SPF. 1. Exterior walls shall be 2x6 stud framing at 16" o.c (9'-O" Pt floor, 9'-O" 2nd floor). 2. Interior walls shall be 2x4 stud framing at 16" o.c. (9'-0" Pt floor, 9'-O"2nd floor). 3. All exterior and interior wall studs at heated areas shall be premium grade SPF lumber. 4. Floor deck shall be 3/4" T&G Advantech floor sheathing both glued and nailed. 5. Floor framing shall be 2"x 10" floor joists at 16" on center as per plans. 6. Roof framing shall be roof trusses at 24" o.c. with 16" energy heels. 7. Exterior wall sheathing shall be 7/16" OSB sheathing. 8. Roof sheathing shall be 1/2" OSB sheathing. 9. Interior trim shall be: a. Window trim: 3 1/2" PFJ colonial casing with window sill and apron. b. Door trim: 3 1/2"PFJ colonial casing. c. Base boards: 5 1/4" PFJ"Speed Base". STAIRS: 1. Main Stairs allowance shall be $2,500.00 and is based on: a. Stain grade oak treads with paint grade stringers and risers,box style. b. Includes stain grade white oak tread rail system with 4" balcony rail at 2nd floor, with 4 V2"box newels, 6010 stained rail with stain grade box newels and painted 1 3/4" square balusters. 2. Basement and garage stairs shall have an allowance of$1,450.00 and is based on: a. Paint grade split run yellow pine box style and risers with carpet grade treads. b. Includes wall mounted paint grade pine handrail, on one side. DOORS, WINDOWS, AND GLASS 1. Windows shall be: Anderson 400 Series, Double Hung,tilt-Wash White Clad exterior, pre- finished white interior, high Performance Glass, Full Screens, Grilles between the glass on front elevation only, Anderson casement style windows provided in Kitchens. 2. The five exterior door allowance shall be$2,700.00. The allowance is based on 3 Thermatru S-960s LHIs at all first floor entrances and two Thermatru #2100-LE LHIs (half-glass) at second floor balcony and the garage man door. 3. Interior Doors shall be Masonite Safe `N Sound solid core doors in choice of six styles on all interior doors, as per plans. 4. The two overhead garage doors shall be 9'-0" x 7'-0" Thermacore Series 194, raised panel with R12.76 insulation value, and choice of standard colors, glass and inserts by Overhead 6/24/2019 GBI/SANI Contract#TBD ! Pagee Door Company. Overhead door operators shall be Overhead Door Model 850s chain drive openers with two keyless entry pad and two operators per door. The allowance for the two doors with the two openers shall be $3,450.00, 5. Locksets shall be Delaney, Bennett series satin nickel finish. Allowance for interior and exterior door hardware shall be $785.00. ROOFING 1. Roof shall be: Limited Lifetime Warranty "Owens Corning Duration" architectural asphalt shingles, in color as selected by Owners, and installed over Raptor synthetic underlayment or equal. 2. Ice and Water Shield shall be in all valleys, at all dormer walls and 2 feet from inside of exterior wall at warm roof eaves (per NYS building codes). CAULKING AND WEATHERSTRIPPING 1. Exterior doors and windows shall be factory weather-stripped. 2. Windows and exterior doors sealed with Tytan Pro window and door foam. THERMAL AND MOISTURE PROTECTION 1. Foundation wall insulation shall be R16 fiberglass blanket at the exterior concrete walls with FSK vapor barrier, fire retardant(white plastic covering). 2. Wall vapor barrier shall be FSK, Kraft paper or poly. 3. Ceiling vapor barrier shall be Kraft Paper or poly. 4. Insulation shall be fiberglass Friction Fit Batts R--21 Exterior Walls; R-38 blown in fiberglass flat ceilings; bathrooms &laundry room shall be sound insulated with 3'/2" R-11 fiberglass insulation. Rim Joists (Box) shall be R30 Draft Batts. Windows and exterior doors sealed with Tytan Pro window and door foam. 5. Flashing shall be factory painted aluminum coil stock. 6. Soffit vents shall be maintenance free vinyl vented. 7. Attic vents shall be Continuous Ridge Vent with shingle caps. 8. Sealants shall be Silicone & Latex as required. 9. Air Infiltration Barrier(Tyvek) shall be included on the exterior surface of all exterior walls. PLUMBING AND PIPING Soil, waste, and gas piping will be provided in accordance with governing codes, with clean outs and proper vents. Water pipes shall be"Pex"tubing. Waste piping and vent piping shall be PVC. Please see attached fixtures list provided by Security Plumbing Supply. 1. Total plumbing fixture and faucet allowance shall be $4,400,00. a. Includes all Kohler plumbing fixtures. b. Please see Security Supply Quote#S0004884 dated 03/21/2019. 6/24/2019 GBI/SANI Contract#TBD 9 [ Page 2. Hot water heaters shall be: (2)A.O. Smith 50-gallon GPVL5-NG,natural gas,power vented with expansion tanks. Water heaters, expansions tanks, washing machine pans and garbage disposals are in included in Contract but are not part of the plumbing fixture allowance. 3. Kohler elongated comfort height toilets. 4. V2 Horse power Badger garage disposal is included in each kitchen. 5. Icemaker water lines and shutoffs for refrigerators included. 6. Laundry hook ups for washers & dryers as per drawings. 7. Two frost free hose bibbs are included with home. HEATING AND AIR CONDITIONING 1. Furnaces (2) shall be 1 zone heating and cooling system: a. Lennox ML 195UH070XP3 6B, high efficiency natural gas, 95% AFUE, 70,000 BTU b. Flue exhausts to be PVC, out sidewall of house. c. Furnaces shall be centrally located in basement. d. (2) Heat& Cool set back programmable Thermostat e. 1"Air filter in return air at furnace. 2. Air conditioners (2) shall be: a. Lennox 13ACx024, 2 Ton A/C, 13 S.E.E.R., 10 year parts. 3. Two Lennox Whole House Ventilator kits. 4. Humidifiers: Lennox MDL WB2-17 — (2) Included. This unit is a flow through type humidifier. 5. Gas lines to ranges and hot water heaters included. 6. 4" metal dryer vents are included. ELECTRICAL WORK I. Wiring and electrical system shall be installed in conformance with governing municipal codes and requirements of the New York Board of Fire Underwriters. Service entrance capacity to be three meter services, with two 150 amp and one 100 amp house meters. 2. Smoke detectors on each floor and in each bedroom. One carbon monoxide detector per floor. Smoke and carbon monoxide detectors are included in the security system allowance. 3. Assembly and installation of up to two ceiling fans per unit included. 4. White Decora switches included. 5. Included in Contract but not part of the lighting allowance are 31 LED recess lights, 4 LED waterproof excess lights and 4 Panasonic fan/light combos for the baths. 6. Electric openings: Allowance for 250 openings. Any additional openings shall be provided at$60.00 per opening. See below for an explanation of electrical openings. 7. Detach Garage includes 225' 30 AMP copper feeder wire, 30 amp panel, 20 additional openings (total 270) and low voltage wiring for Over Head Door operators. 8. Phone Jacks: Allowance for (8)phone jack. Additional outlets shall be $60.00 each. 9. Cable TV outlets: Allowance for (8) outlets. Any additional outlets shall be $60,00 each. 10. Every electrical wire termination point is considered an opening. For example: A. Each receptacle is 1 B. Each single switch is 1 C. Triple switch for Heat/Light/Fan is 3 FLOORING AND TILE 1. Total Flooring&Tile Allowance shall be: $32,355.00. 2. Carpeting shall be provided in all bedrooms and bedroom closets. Also included is a stair runner for the main stairs. a. Carpet allowance shall be $6,215.00 including labor, materials, tax and delivery. Allowance amount is based on Shaw Mainsail Premium carpeting with upgrade 7/16" 81b. pad. Please note that all flooring allowances include standard industry waste factors. 3. The allowance for hardwood flooring shall be $9,915.00 including labor, materials, tax and delivery. This allowance is based on using prefinished 3 '/4" Ascot oak flooring in kitchen, dining, foyer or den, living room and hallway. 4. Tile material allowance shall be $6.625.00 as per Best Tile quote #S04957631. Quote includes tile for bathroom floors and tub walls, laundry room floors, mudroom, and second floor landing. 5. Tile labor allowance shall be $9,600.00. (Note that tile labor may fluctuate due to type of tile selected or the configuration of the installation.) Note: Allowances are installed prices including delivery and sales tax where applicable. EXTERIOR FINISHES 1. Siding shall be: 6 '/4"James Hardie colored siding and CertainTeed Cedar Impressions vinyl shakes. All per plan gable vents included. 2. Exterior trim and fascia shall be: 5/4"x 4"Hardie trim at windows and doors per plans. Frieze boards and fascia to be 6" and 8" Hardie Trim. 3. Deck steps shall be wrapped in Trex materials 4. Soffits shall be: White vinyl beaded soffit. 5. Ceilings of Front and Rear Porch shall be 5/8" x 4" T & G, edge and center bead, VG, C better Douglas Fir painted. 6. Floors of Front and Rear Porch shall be 1"x 4"T & 0,VG, C &better Douglas Fir painted. INTERIOR FINISHES 1. All interior painting to be: Prime coat and 2 coats, Sherwin Williams (or equal) Flat Latex paint on walls and ceilings. a. Up to 3 wall color choices are allowed, from Contractor's Selections. 2. All interior trim to be: Prime coat and 2 coats Sherwin Williams(or equal) Semi-gloss paint. 3. Trim shall be painted same color as walls or white. (Owners' choice). 4. Interior walls and ceilings shall be 1/2" Gypsum wallboard with joints taped, sealed and sanded. Ceilings between 1st and 2nd floors shall be 5/8" Type "X" drywall, R-19 insulation and RC channels are included between floors for sound deadening. There is no indication that addition fire rating is required and as such, none is included. 2. Garage walls and ceilings are finished drywalled with 1/2" Gypsum wallboard with one coat of paint. SPECIALTIES 1. Cabinets, vanities, countertops, and hardware allowance to be: $33,000.00. a. Includes all cabinetry and counters in kitchens and baths. b. Allowance is based on"Wellborn Forest" Series. c. Allowance is based on 3 cm Granite tops in kitchens and baths. 2. Appliance allowance shall be: $15,400.00 from Earl B. Feiden (allowance shall include any materials, labor, and delivery necessary for appliance installation and sales tax). Please see the attached quote dated 3/26/19. 3. Closet shelving,mirrors,bathroom accessories and master bath shower door allowance shall be: $1,800.00, Please see the attached quote from Precision Glass. 4. Security Systems allowance for both units combined including smoke and carbon monoxide detectors shall be $2,250.00. 5. Lighting allowance shall be: $2.000.00. Please see attached quote from Wolberg. The following is a list of typical lighting allowance items: A. Hanging & surface mounted fixtures B. Recessed lights including housings &trim C. All bathroom fans or combination of heat/light/fans D. Porcelain light fixtures and all bulbs E. Under cabinet lighting, Track lights and heads F. Ceiling fans & fan controls G. Post lights, Coach lanterns and flood lights H. Includes LED light bulbs & any accessories required. Note: Installation"At time of construction" is included. Note: Allowances include light bulbs, delivery, necessary materials for installation and sales tax. Note: Lighting fixtures and bulbs shall be 75% energy efficient. MISCELLANEOUS 1. Contract includes updating March 2010 plans to current code. 2. Contract includes a survey allowance of$1,700.00. 3. Permit fees shall be by Contractor. 4. Allowance overages are charged at the rate of Contractor's cost plus 15%, figured on Material & Labor supplied, including"Owner supplied"materials. 5. Change Orders shall be paid for at time of change. 6. Temporary heat shall be provided by Contractor. 7.
