Hi Amanda-
This letter is in response to your email of yesterday concerning the ZBA application for the
Fleming Residence at 75 Ludlow Street.
The second level of the garage building is planned to be storage space only, basically an
unfinished attic.
The 8' setback of the pool is to the pool wall from the Ludlow Street property line. We
have an alternate site plan with the pool turned
90 degrees and setback 17' from the PL. However, this configuration narrows the front
yard along Ludlow Street and seriously reduces the
family's usability of that yard. I will bring that drawing to the meeting .
The Principal Building lot coverage is 29.94%
The Accessory Building, garage only, is 9.8%. The pool only is 8. 5%. Together their lot
coverage is 18.4%.
The total permeability is 45. 72% of the lot.
I'll also bring the proposed building elevation drawings to the meeting .
