Commercial o Residential Condominiums D Historic Restoration August 7,2019 Mark Torpey, Chairman City of Saratoga Springs Planning Board 15 Vanderbilt Ave Saratoga Springs,NY 12866 Re: The Grove—9 unit addition (parking ratio calculation) Dear Chairman Torpey: I am writing on behalf of the owner of 233 Lake Ave ("The Grove")concerning the proposed addition of nine units to the rear of the existing complex. The addition has already received a favorable decision from the Design Review Commission on June 19, 2019 but now requires review by the Planning Board because the additional units increase the amount of parking demand as calculated using Section 6.2. While the newly proposed units do not alter the 2014 site plan,the new parking demand is 136 spaces for which the applicant must demonstrate how the change in demand will be met. In this case,the original site plan approved 142 spaces which were created in the original construction— thus there are still 6 more parking spaces than required under the Code. As you may recall,when the site was previously approved,the Planning Board granted a parking waiver to allow more spaces to account for visitors to the site. The current parking availability demonstrates an average of 60 parking spaces available for visitor use. Therefore,the owner respectfully requests that the confirmation of adequate parking ratios, sufficiency of visitor spaces, and the lack of change to the 2014 site plan be reviewed and approved on the Planning Boards September 5th consent agenda. In lieu of a full site plan checklist,the applicant respectfully requests that the Planning Board incorporate by reference the project's original 2014 record through to the present, as well as the enclosed architectural drawings and construction budget for the proposed addition.
